Selling Tips

1. PLAN️

Same as in buying process, this process starts with the PLAN!  We will plan the price, timing, value to be added and communicaiton. This stage starts with my visit to your home to view the confirm the size, view the features so I can prepare my Comparative Market Analysis of exact price. With my mathematical background I am veery confident pricing it right which will make the sales process much easier. It is important to choose a price that is neither too high or too low and I will talk to you about the ramifications of each scenario and show you some of my sales facts.  Together, you and I will establish a game plan with the proper timing to ensure the best success because “timing is everything!” And depends if you are in a rush to move or have time to add value to your home. 

 

2. PREPARATION

Depending on the needs some renos might be needed, cleaning, staging, gardening…. I have large network of providers and will assist you in which every way you choose to go. 

 

3. PRESENTATION 

This step requires a bit more explanation. It is a Beauty Contest for homes out there! Real estate studies have estimated that staged homes sell faster and for more value than unstaged homes.  My listing package includes a half day of light staging if needed where I can help you “dress up” your home. This free service, valued over $1000, and will make your home more attractive. If more staging is required, I offer a free consultation with my affiliated staging company to achieve the desired look.

 

4. MARKETING 

With my business degree and wide range of technical skills I 

I can assure you that your property will be marketed professionally and thoroughly and you will achieve maximum exposure. Some of times include:

5. MOVING 

Once you have a firm offer accepted, it is time to move and start packing. This is the time to “beg, borrow, or steal” boxes and start packing! During this phase, you will also decide who your lawyer will be (if you haven’t already) and meet with them to sign final documents about a week before possession. I can recommend a few lawyers to choose from if needed. Before you move, you will have ensure the home is prefectly clean (by you or prefessional cleaners) and that all the warranties, guides, newer receipts, garage controls, keys are left for the owners. 

6. DOCUMENTATION
